Model Homes Tour | Lennar Chelsea at Heritage Lake | Menifee Ca

Hi Jessica Genung here with Active Realty.  Today we are going to be touring Chelsea which is a new construction community in the city of Menifee within the Heritage Lake master planned community.  Let’s check it out!

Within Chelsea, there are 4 floor plans total.  Today we are going to start with the residence 3 which is a great floor plan.  It’s 2,912 square feet has 5 bedrooms, 4.5 bathrooms and has a huge loft.  After we tour this model, we’ll take a little break and I’ll tell you all the important info you need to know about buying a new construction home in Chelsea such as the pricing, HOA fees, property tax rate, etc.  Let’s start the tour. 

Next we are going to be touring the Residence one, which is Chelsea’s single story.  It’s 4 bedroom, 2.5 bathrooms and 2,332 square feet.  But before we do let’s talk about the details of buying in Chelsea.  Starting with the HOA.  The monthly HOA fee is $70 and is the best HOA value in Menifee in my opinion.  There are tons of HOA amenities including 2 pool and spas, a splash pad and walking trails on the lake, paddle boats, club house just to name a few.  Check out my Heritage Lake video to learn more about the community. 

Moving on to property taxes, there are special assessments in this community and the property tax totals to about a 2% rate which is on the high side, but very typical for newer construction.  If low taxes is important to you, you are going to want to focus on the older communities that have much lower special assessments. 

There are 2 other floor plans in Chelsea that I’m not featuring in this video.  The residence 4 is the largest plan at over 3,000 sqft and I can send you a video of that plan upon request.  And the Residence 2 is worth mentioning as well.  The residence 2 is the best value and a really really great floor plan in my opinion.  They are not modeling the residence 2 but we are typically able to tour one of the under =construction homes if you are interested in that one.  One of my clients bought this plan in February and immediately knew it was the home for them.  It is 4 bedroom, 3 bathrooms and 2,494 square feet.  My favorite things about this plan is a very grand 2 story entryway, Huge island and open floor plan, it has a downstairs bedroom and bathroom, and ton of storage in this model. 

One of my favorite things about Chealsea is that it has the largest lot sizes of the 3 communities that Lennar is selling in Heritage Lake.  Budget and pricing
