Is This Menifee’s Best 55+ Community? Tour Arbor at Cimarron Ridge

If you are looking for new construction 55+ living in the Inland Empire, you have to check out Arbor at Cimarron Ridge. Built by Del Webb (Pulite), this community is located in North Menifee and offers an incredible balance of affordability and luxury amenities. 

In this tour, Chris and I head up the 215 to show you exactly what life looks like in this growing part of Menifee [00:19]. 

Location & Getting Around 

Arbor at Cimarron Ridge is conveniently located off the McCall exit on the I-215. While South and Central Menifee (around Newport Road) host the major “big box” stores like Super Target, Home Depot, and Barons [01:20], this North Menifee location is tucked away from the heaviest traffic while still being close to local grocery stores. 

Pro-Tip: If you’re coming from West Murrieta, you can take Goetz Road through Quail Valley for a scenic, low-traffic route [01:00]. It’s a little bit rougher to look at though.  

Community Comparison: Sun City vs. Cimarron Ridge 

As we drove through the area, we passed through Sun City, a classic 55+ golf course community with homes dating back to the 50s and 60s [03:45]. While Sun City is known for low taxes and affordability, Cimarron Ridge represents the “next generation” of Menifee living. It is a gated master-planned community featuring both all-ages and 55+ sub-communities [05:23]. 

Amenities & HOA Details 

One of the biggest draws here is the value. The HOA is projected at $275/month at build-out [06:42]. This covers: 

  • A future clubhouse with an outdoor pool and bar. 
  • Fitness center and flex spaces. 
  • Dog parks and Pickleball courts (a must-have!) [07:26]. 

Note: As with most new construction in our area, expect a total tax rate of approximately 1.8% (including Mello-Roos) and don’t forget about mandatory solar [08:01]. 

Model Tour: The Silver Creek 

We toured the Silver Creek model, a 1,732 sq. ft. home that can be configured as 2 or 3 bedrooms [08:32]. 

  • The Layout: Features a wide entryway and a beautiful open great room. 
  • The Kitchen: This model has a unique angled island that is perfect for entertaining [10:18]. 
  • Outdoor Living: The backyard flows from the kitchen, and while the builder provides the fencing, you’ll get to design your own “dream yard” after move-in [12:12]. 

Pricing (As of early 2026) 

This is currently one of the most affordable new construction options in the region: 

  • The Brownstone (1,579 sq. ft.): Starts around $517,990 [16:06]. 
  • The Silver Creek (1,732 sq. ft.): Starts around $532,990 [16:39].
