Spencer’s Crossing | Best Neighborhoods | Murrieta Ca

Welcome to the beautiful 600 acre master planned community of Spencer’s Crossing located in East Murrieta, right off Winchester Road. This community has it all! Walking trails, a 3,500 square foot recreational building, TWO gorgeous swimming pool areas, including a kiddie pool, spas, BBQ areas, multiple playgrounds, and huge lighted sports park. The HOA plans multiple fun community events where you can get to know your neighbors.  I will post a link below in the description where you can check out all the events that are going on.

Spencer’s Crossing was established in 2007 so there are existing homes available for purchase(“resales” as we call it in the business) and there is also quite a bit of new construction going on as we speak.  There are multiple new construction builders to choose from. Over by where they are currently building there is another huge and awesome pool area called the Oasis which we be showing you in our upcoming Spencer’s Crossing new construction video.  In today’s video we are going to be showing showing the existing home area (resales) the original pool and amenities for now in the interest of time.  But keep an eye out for the next Spencer’s Crossing video because all the residents have access to both pools.  This area is still growing as we continue to see folks moving here because of the affordability and amenities.  

Let’s look at an example home for sale in the neighborhood.  This is my broker’s listing and the property is owned by Zillow.  My brokerage Active Realty sells all of Zillow’s properties in Riverside County currently.  It is listed at $437,000. 

All these great amenities need funding to be built and maintained somehow. The HOA for the home that we just toured  is $128 per month as an example which is a great value for what you get in my opinion.

Let’s talk about a couple of things about Spencer’s Crossing that I’m not so crazy about.  We make these videos to give you the full picture about the neighborhoods, not just make an attractive advertisement.  The first thing folks are not crazy about, is the property taxes in Spencer’s Crossing on the high side. You’ll have a base tax of about 1.1% is the same as anywhere in California, but you also have additional special assessments of as much as around $4,000 depending on the exact property.

Let’s break that down a little more. Using a real example of a current listing of $442,000 the approximate 1.1% base tax rate will be about $4,862 per year. In addition to this is $3,734 of Special Assessments which makes for just under about $8,600 in property taxes per year. This is about $715 per month. Ok, that’s enough about that:).  So plan on about a 2% tax rate in this community which is typical for most newer communities in the area. If you want to keep your property taxes lower, you will want to look at older neighborhoods to get closer to the 1% property tax rate.

Also worth mentioning is although your Spencer’s Crossing address will say Murrieta, it’s located outside the incorporated city limits.  Therefore the school district is not Murrieta School District, but instead it’s zoned for Menifee and Perris Union, which do typically have lower Great School ratings than Murrieta currently.  But with that being said, Perris Unified is building a brand new high school which will be called Liberty High and supposedly, that will be the new high school for Spencer’s Crossing.  Last I heard Liberty High is scheduled to open in August of 2021 so I have heard:)

Spencer’s Crossing is nearby shopping centers, restaurants, and is only a few miles from Lake Skinner which is home to the Temecula Valley famous Balloon & Wine Festival.  We love taking our kids to Lake Skinner where there is lots to do such as camping, fishing, boating, kids playgrounds including a quite nice and large splash pad. It’s also near a side entrance to wine country.  I would say you could get to the side entrance t wine country in about 15 minutes.
