What is the best new construction development in Murrieta if you are looking for a decent size backyard? Near the top of many people’s list is Spencer’s Crossing on the northeast side of town. I’ll tell you all about it starting right now.

Spencer’s Crossing is a 600 acre master planned community in east Murrieta with rural charm, beautifully designed homes, miles of walking trails, and resort style amenities.
This video is going to be focusing on the New Construction homes only. Check out my previous video I made about the existing homes if you would like to learn more about those including the property tax rate info, info on the schools, as well as location and freeway access info. I’ll put that link right up here.
There are quite a few builders currently selling homes in Spencer’s Crossing. As you can see from this map, you’ve got Pardee, Richmond American Homes, D.R. Horton, KB Home, and Brookfield Residential. I’ll go ahead and put a link down below in the description to this map. You click right here on the View Community Site Plan to open the map.
As you can see on the map, down here in this section are the resale homes, with the first clubhouse and pool area located right here. Then you have all the new construction happening in this area. The brand new pool area called The Oasis is right here which is located by a lot of the models. The Oasis is on over 3 acres, has 2 pools, lawn areas, firepits, BBQs, shade structures, and terraced seating.
Let’s take a look at one of the model homes as an example.

Make sure that you take your knowledgeable and experienced agent with you the VERY FIRST time you visit a new construction community. As I have mentioned before, if you do not, the builder will typically not allow you independent representation. Instead, your interest will be represented by the agent that is an employee of the builder.
There are lot of reasons working with an independent agent when buying new construction can benefit you such as helping you negotiate closing costs, helping you identify a great lot, and helping you negotiate options credits. An options credit is used towards your upgrades. One of my recent clients received $15,000 in options credit which can be used to upgrade cabinets, countertops, flooring, putting in extra can lights, just as a few examples.
Your agent can also help you negotiate closing costs. This same client ws offered $6,000 in closing cost credit from the builder, but we asked for $8,000 and they agreed. This $2,000 difference meant that my buyer did not have to come out of pocket at all for the closing costs. There was actually a little bit left over.
For another recent client, the builder offered $10,800 in closing costs and gave them a refrigerator, washer and dryer which do not typically come with new construction homes. These clients already had a nice refrigerator, so instead they received a $3,200 credit they could then apply to other upgrades. Don’t forget your agent when touring model homes. Once you sign in with the builder, that’s what they use to not allow you to later bring in representation.
