Temeku Hills | Best Neighborhoods | Temecula Ca

Hi! Jessica Genung here. Today I’m going to be telling you all about Temeku Hills which is a golf course community located near the entrance to Temecula Wine Country.  For fun, I am also going to be discussing the pros and cons of owning a home in a Golf Course community.  Is a golf course home still a good investment in 2020 and beyond? That’s what we’re talking about today and we are starting right now.  

The community of Temeku Hills is located on Rancho California Road between Margarita and Meadows Parkway in Temecula. Temeku Hills is an amazing gateway community to the Temecula Valley Wine Country! 

Temeku Hills offers residents a lush and beautiful setting, and numerous amenities. Some of which are: year-round heated pool and jacuzzi, tennis courts and basketball court. Even non-golfers can enjoy the beauty of living in a home on a well-maintained course. The home lots feature lovely views of rolling greens, trees, manicured landscapes and water elements.

It’s a quiet neighborhood because of the location a little farther out from the hustle and bustle of Temecula and the 15 freeway, but it is still a quick drive to shops and restaurants. Stick around to the end and I’ll get into the topic of Golf Course Communities INVESTMENT and PROPERTY values.

Temeku Hills is convenient to all kinds of entertainment and shopping, from Temecula’s world-renowned wine country, exceptional nearby restaurants, Pechanga casino, the Promenade mall, and to the one-of-a-kind Old Town Temecula.

In addition to the welcoming, resort-style atmosphere, one of the things the residents and visitors remark on is the sense that Temeku Hills has a small town community feel. There are many original home owners that still call Temeku Hills home, while the community also has many young families just starting out.

Temeku Hills is currently zoned for Vintage Hills Elementary School, Margarita Middle School, and Temecula Valley High School which currently has a 9/10 GreatSchools.org rating. 

Beautifully built around the Legends Golf Club, The entrance of Temeku Hills has a very grand tower monument and access road along the golf course with waterfalls and fountains. This is a good segue into our general topic of buying a home in a golf course community and the pros and cons. Let’s start with a few CONS.

Some downsides of living on a golf course include putting up with noisy lawnmowers and golfers sending errant balls into your backyard. Residents may also feel like they sacrifice some privacy when golfers are playing through a course that winds close to their homes.

Homebuyers should also research the developer and course operator before investing. The lush, green lawn of a thriving course may add value to your home, but you won’t be happy watching all that grass dry up and turn brown if the community goes under.  This recently happened to a golf course community in Murrieta and also another golf went out of business not too long ago in neighborhing Fallbrook.  So something to check into.  

Speaking of grass drying up, water usage has become more and more of an issue. California is second only to Florida of the 10 states with the highest number of golf courses. The other nine average twice as much rain as California (40 inches to California’s 22 inches). Regulators and individuals often question the logic of a golf course for residents and a few golfers relative to the massive water required to keep a course green. As a side note, these drone shots are from the summer when it is a lot dryer. Right now the course and hills of Temecula are green from a very wet winter and spring.

In places like California’s Coachella Valley, which includes Palm Springs and Palm Desert, where, despite a severe drought years recently, golf courses continue to use about 37 million gallons of water a day. In drought-stricken Arizona, Phoenix-area courses routinely use more than 80 million gallons per day. Water usage could be an issue in the future.  This year and last year, we have had much higher than average amounts of rain in southern california, so everything is very green a lush currently.  

Next, as Baby Boomers continue to age, the next generations of Gen X, Millennials and younger are apt to find the game far too slow — five hours or more to finish 18 holes — for 21st century tastes. The popularity of golf is most easily measured by the number of people playing.

According to the National Golf Foundation, a prior high of 30.6 million golfers in 2003 (Tiger Woods prime) had been reduced to 24.7 million by 2014. There has been a recent uptick again the last few years though. Even the most casual golf fan sensed the excitement generated by the Masters Tournament last April, where Tiger Woods won his first major title in almost 11 years, a victory that transcended sports and became mainstream news. There are also other signs of a re-emergence of golf popularity with high end driving ranges like Top Golf with a full food and beverage experience. The younger generations could become golfers after all. Let’s call the popularity of golf somewhere between a PRO and CON.

We have had a lot of PROS on Temeku specifically at the start of this video, then a few CONS on golf communities in general, so let’s dive into the property value topic.

While there are many benefits to living in a golf course community—even for those who don’t play golf—homebuyers often wonder if a resort-style golf course amenity will actually increase a home’s property value.

There are no guarantees when it comes to real estate investments. With that in mind, some studies suggest that homes located in golf course communities do maintain higher property values. In 2007, which is the not so distant past, a study by the Longitudes Group showed that homesites on golf courses have a 40 percent premium over standard homesites in the same community. The same study showed that golf course communities often held their value better than other properties in general.  I will put a link to that study down below in the description.  

The fact is that the wealthiest homeowners are not as adversely affected by economic downturns. “Everybody has done these stories on the rich getting richer, and this feeds right into that,” said the author of the study.”The wealthiest are not impacted.”

The prestige in a community like Bear Creek in Murrieta provides a great example. Redhawk in Temecula seems to as well and Temeku Hills should hold up well in a downturn too. I don’t have a crystal ball of course and the rest of 2020 will certainly be interesting. Even though we are in the middle of the Coronavirus Pandemic, we are getting calls and emails from lots of folks that are ready to move to the area as soon as the stay at home orders are lifted.  So my sense is the market is going to tick back up after things start to reopen.  But as of right now, there is less buyer competition which is making it easier for my buyer clients to win a great property.
