Murrieta New Homes | Santa Rosa Highlands | Tour Now!

Which new construction community is in the best location in all of the Murrieta/Temecula Valley? It’s DR Horton’s Santa Rosa Highlands which is located in West Murrieta.  Let’s tour a couple models and I’ll tell you all about the community and the surrounding area.  Here we go!

Hi, Jessica Genung here with Active Realty.  I’m a Realtor here in the Murrieta/Temecula Valley and if you are new to my channel, welcome! Lets get right to it.  

There are 4 communities within Santa Rosa Highlands, some are condos and some are detached single family homes.  Today we are going to tour Sequoia which are detached single family homes on medium sized lots.  

Sequoia has a total of 3 floor plans, and we are going to tour the two that are modeled.  We are going to start by touring the smaller of the 2 models.  Then we will take a break and I’ll tell you about the area and give you important info such as the tax rate-which is surprisingly good by the way for new construction. Then we’ll tour the larger model after the break. 

This first model is Residence 1986 which as the name suggests is 1,986 sq ft and has 3 bedrooms and 2.5 bathrooms.  The starting price is $445,490 and most features in the model are included in the base price.  

There are great amenities in Santa Rosa Highlands such as a beautiful pool area, clubhouse, covered patio, outdoor shower, warming kitchen, and a BBQ area.  There is also an on-site park which has a tot-lot, turf play areas, pet stations and benches that line winding pathways.  

The HOA is currently about $199 per month and should drop to about $175 after buildout.  The HOA fee is a little on the high side, but the good news is that it can be balanced out with lower the than typical tax rate.  So lets chat about property taxes.  The property tax rate is about 1.6% which is quite low for new construction. Most other new construction communities in the area are 2% or higher.  If you need closer to 1% property taxes, you are going to need to be looking at older homes that have much lower special assessments.  All of the new construction community homes in our area have special assessments and some can be particularly hefty.  

They are actually selling some of the best lots in the community right now which are located in the front of the community and have the best views.  These lots in the front are also the furthest from the freeway. Some of the lots are very close to the 15 freeway so you will get some traffic noise.  Those near the freeway are more affordable lots for obvious reasons though. It was a little rainy on the day we were filming here, but the lots that are facing these mountains are facing west, so you will also get the sunset view over the mountains on the evenings.  

One of the best things about this community is the West Murrieta location.  I live not even 5 minutes from here and this is a fabulous location.  My favorite things about the west side are the awesome mountain views and the close proximity to Old Town Murrieta and the restaurants and stores off of Clinton Keith Rd.  The mountains that the community overlooks is part of the Cleveland National Forest which is a huge national forest and protected area.

If you take a quick 10-15 minute drive up the mountain, you will arrive at the Santa Rosa Plateau.  It is a 7,500 acre ecological reserve that has lots of trails and is very popular among the locals for hiking and sight seeing.  There are amazing views at the Plateau and even seasonal waterfalls if you hike deep down in.  

Old Town Murrieta is very quaint and developing more and more all the time.  There are lots of shops and restaurants-check out my video on the 5 best restaurants in Old Town Murrieta if you are interested.  Right down the road off of Clinton Keith are even more businesses and great restaurants.  This is a pretty high end area of Murrieta located right by Bear Creek which is an exclusive guard gated Murrieta golf course neighborhood with million dollar homes.  Also just up the road is another million dollar neighborhood called La Cresta.  

La Cresta is right next to the Santa Rosa Plateau I was just telling you about and the homes there are on acreage and it is a horse friendly area.   A lot of folks have horses up there.  I think the restaurants off of Clinton Keith are particularly good because of these higher end neighborhoods that are supporting them.

Here is a tip when considering buying new construction: make sure you take your knowledgeable and experienced agent with you the very first time you visit a new construction community.  If you do not, they will likely not allow you independent representation.  Instead you will be represented by the sales agent that is the employee of the builder.

Lets check out out last tour which is the largest floor plan in this community.  It’s 2,365 sq ft, has 5 bedrooms and 3 bathrooms, a 2 car garage and is 2 stories.  All the homes in Sequoia are 2 stories by the way.  This plan is starting at $479,490.
