Heritage Lake Overview | Chelsea 4 by Lennar | Menifee Ca

Hi Jessica Genung here with Active Realty.  Today we are going to do an overview of all the Lennar communities at Heritage Lake as well as tour the Chelsea 4 model. Let’s go!

Here is a quick overview – there are 3 communities at Heritage Lake by Lennar – Rockport, Hampton and Chelsea. Rockport is the smallest community with 80 homes, followed by Chelsea which has 113 total home sites, and Hampton has the most with 187 for a GRAND TOTAL of 380 for all of the Lennar homes. All this new construction is in the north eastern section of the City of Menifee within the Heritage Lake master planned community. 

As of the making of this video, we are beyond halfway through all the phases of Chelsea and Rockport. A salesperson recently said they think Chelsea and Rockport will be all gone by the time the particular client we were with was ready next year for target dates of mid to late 2021. The point of her comment was to focus on Hampton for him and his family because Hampton is going to be the last community to finish building out. Like I said, Hampton has the most homesites too.

However, as of today – near the end of June 2020 –  all 3 communities are still available. Since Chris and I happen to be working in Heritage Lake so much, we have a pretty good handle on what is available at any given time as the phases come and go. Feel free to reach out EVEN if you are only just THINKING about Heritage Lake. We love to hear from you and we answer these types of questions all the time. 

Getting back to the models, here is the street next to the Sales Center. There are models on both sides and I have video on almost every model available as you can see. Each model can be found on the links below.  You can tour the models for all 3 communities right here which is super convenient.  

Within Chelsea, there are 4 floor plans total.  Today we are going to show the residence 4 which is the biggest and most expensive of all the Lennar models. 

It is over 3,100 Sq Ft has 5 bedrooms, 3 bathrooms and has a nice bonus BIG Garage with a tandem area that is often used as a 3 car garage. When we get in there I’ll explain a little more.

Let’s take a little break and I’ll tell you all the important info you need to know about buying a new construction home in Chelsea such as the pricing, HOA fees, property tax rate, etc. 

Let’s talk about one of the key details of buying in Heritage Lake – starting with the HOA.  The $70 per month HOA is the best HOA value in Menifee in my opinion. There are tons of HOA amenities including 2 pool and spas, a splash pad and walking trails on the lake, paddle boats, club house just to name a few.  

Moving on to property taxes, there are special assessments in this community and the property tax totals to about a 2% rate which is on the high side, but very typical for newer construction.  If low taxes is important to you, you are going to want to focus on the older communities that have much lower special assessments.  Especially homes built in the 1990s in Menifee, that is when we typically see the very low property tax rates.  I talk about this trade off a lot with my clients.  If you want a brand new or newer home, you are typically going to pay a higher property tax rate.  

One thing I have not mentioned before in my other Heritage Lake videos is SOLAR. As of this year (2020) all new construction is required to have solar. At Heritage Lake – Lennar – the homeowner can purchase from all the equipment from the solar company – or do a Power Purchase agreement. “PAID FOR SOLAR” sounds nice for a re-sale buyer, but most people think the numbers DO NOT pencil out financially when buying new. My recommendation is to lease. 

Check out my Heritage Lake video to learn more about the community. That video is more on the re-sale side aka “pre-owned” homes instead of new. One advantage to the re-sale side is all those slightly older areas started around the Lake and built out from there (Google Map). It is also closer to the main clubhouse and pool, the BIGGEST pool.  (B-Roll)

The newer pool near McCall and Briggs on the east side is nice too, but not quite the same as the main pool which is right on the lake (B-Roll). The newest sports park is under construction and will be great no doubt.

One other advantage to the resale side, is the homes have typically been fully completed.  The new construction homes do not come with a landscaped backyard, no custom paint – just white walls, and no window coverings.  These are all things you are going to have to do after you close on a new construction purchase.  

Budget and pricing – Here is a quick run down on pricing as of the making of this video in late June 2020. Good product – Great Community – Great Value.

Lennar’s everything included – One thing we like about Lennar is almost everything REALLY IS included. Flooring and backsplash.
